Common water heater problems: likely cause and what to do now

Rented or owned: who fixes it?
Many homes in Ontario rent their water heater. If you pay a monthly rental charge for it, on your gas bill or on a separate bill, the tank is most likely rented. Under most rental agreements, repairs and replacement are the rental company's job, and some agreements do not allow another company to work on the unit, so call the rental provider first. My water is lukewarm but not cold. Does that mean the whole water heater has failed?
Usually not. On a gas tank, lukewarm water most often points to a failing thermocouple, a partly blocked burner, or a thermostat that has drifted. On an electric tank it usually means one of the two heating elements has burned out, which is why the water gets warm but never hot. All three are repairs, not replacements. What does point to replacement is lukewarm water combined with a tank more than about twelve years old, or any sign of water around the base.
There is water on the floor around my tank. Is that an emergency?
Treat it as one. A puddle at the base of a tank is often the tank shell itself, and a leaking shell cannot be repaired. Shut the water supply to the tank, turn the gas control off or switch off the breaker, and call. Water from the pressure relief valve or a fitting is far less serious, but the two look alike on a basement floor. How do I know whether to repair the water heater or replace it?
Three things decide it. Age: most tanks in this region last around eight to twelve years, and hard water shortens that. Repair cost against replacement cost: once a repair approaches roughly a third of replacement, replacing usually wins on a ten-year view. And whether the tank itself is sound: a leaking shell ends the conversation, while valves, thermostats, elements, thermocouples and gas controls are all repairable.
Why does my hot water run out faster than it used to?
Almost always sediment. Peel Region water is hard, and minerals settle to the bottom of the tank where they take up volume that used to hold water and insulate the burner from the water above it. A flush recovers some capacity if it is done before the sediment hardens.
My water heater makes a rumbling or popping sound. Is that dangerous?
Not immediately, but it is a warning. The sound is water trapped under a layer of sediment boiling and escaping. It means the tank is scaled, running less efficiently, and working the steel harder than it should, which shortens its life.
Do I need a licensed contractor for water heater repair in Ontario?
For anything involving the gas train, yes. Work on natural gas or propane appliances in Ontario must be done by a contractor registered with the Technical Standards and Safety Authority, and the technician must hold the appropriate gas certification.
