Tank or tankless: choosing a water heater

A tank water heater keeps a supply of hot water ready and costs less to install. A tankless water heater heats water only when a tap is open, takes up less space and uses less gas. The better choice depends on how much hot water your household uses, your gas line and venting, and your budget.

Our 2026 tankless vs tank cost comparison puts the gas saving at about 27 to 35 per cent, roughly $59 to $76 CAD a year for an Ontario household of four. A whole-home tankless unit can also need a larger gas line than a tank. See tankless water heater installation for the options.

Repairs

No hot water, water on the floor around the tank and a rumbling noise each point to a different fault. Start with the 8 checks for no hot water. For service, book water heater repair or hot water tank repairs. If you smell gas near the water heater, leave the home and call your gas utility’s emergency line first, then call us.

Repair or replace

Age, leaks and repeat repairs usually decide it. Water heater repair or replacement explains how to weigh them.

Buy, finance or rent

Buying usually costs less over the life of the unit, and financing spreads that cost out. Renting avoids the upfront cost, but read the contract’s buyout and removal terms before you sign. Our contract-first rent or buy checklist shows what to look for. To compare models for your home, see buy or finance a water heater or call 905-564-8545 to book a free in-home consultation.

Water heater questions from Mississauga homeowners

Is a tankless water heater worth it?

It can be, if you plan to stay in the home. A tankless unit uses about 27 to 35 per cent less gas than a tank, roughly $59 to $76 CAD a year for an Ontario household of four, and ENERGY STAR rates its life expectancy at about 20 years. The upfront cost is higher and some homes need a larger gas line, so ask for an itemized quote first.

Should I rent or buy a water heater?

Buying usually costs less over the life of the unit, and you own it. Renting avoids the upfront cost, but the monthly fees continue for as long as you keep the unit, and ending a rental can involve buyout or removal charges. Read the contract before you sign.

Do you offer free in-home consultations for a new water heater?

Yes. Call 905-564-8545 to book a free in-home consultation, and we will recommend a water heater that fits your home and budget.

What maintenance does a tankless water heater need?

Mostly descaling. Minerals in the water build up inside the heat exchanger, so the unit should be flushed on the schedule in the manufacturer’s manual, and the inlet water filter should be cleaned at the same time. A technician can also check the venting and condensate drain during the visit.
